Looking at Homes During COVID-19

Like almost every aspect of our lives, real estate and the home buying process have changed in the “New Now Next” (I like that term over New Normal). Circumstances always arise that lead to people needing to buy and sell homes. I feel honored to be part of this process.

So how is viewing homes different today than it was earlier this year or any time in the past? Safety has always been of the utmost importance but that now means following CDC guidelines when showing homes and minimizing contact for all parties.

Serious buyers still want to see homes in person, after making sure they view all online resources, check out location and see as much virtually as they can. There is no replacement for standing in a home, seeing the light, and hearing the noises in a home. So how do we do that now in the age of COVID?

Here is what you can expect as we go to your showings.

  1. No overlapping showings – Even though certain segments of the market are seeing lots of activity only one set of buyers and their agent are allowed in the property at one time.
  2. Limited Number of People at Showings – Showings are currently limited to buyers (those signing the contract). Typically that means a showing is no more than three people. The agent and one or two buyers. It is not the time to bring a large group of people to view a property.
  3. Face Masks – You are required to wear a face mask and ideally shoe booties at every showing. Gloves are recommended for all parties. Each person should bring his/her own.
  4. Safe Social Distance – All parties viewing the home must maintain a safe social distance (six feet) at all times.
  5. Limit what you touch in the home – Refrain from touching anything unnecessarily. Do not sit in the home or use any facilities.
  6. Property Wipe Down – All touched surfaces are wiped down at the end of a showing. I will do this when we are done viewing the property.
  7. Buyer Advisory – There is a new Colorado Association of Realtors COVID Buyer Advisory that needs to be signed. It asks buyers to confirm that they are not viewing homes if ill and that they will follow all guidelines. Many listing offices also have disclosures they require for each listing. Be aware you might need to sign a few more things than in the past.
  8. More to Come – Things in real estate are still changing daily and this list will most likely be adjusted over the next day, months and years. Know that I will always be up on the required practices and do my best to keep us all safe.

I do think many of these steps will become long term practices in the real estate industry. It’s great to see even more virtual walk throughs and online resources for buyers. Even though some practices are a bit more cumbersome, there are many positives to focus on as we all adjust.
